Insurance Closing Costs

Homeowner's Insurance This insurance covers replacement costs for damages caused by fire, wind or other disaster that might affect the value of the property. Typically, the insurance also includes personal liability and theft coverage. If you live in a condominium, you may receive a large portion of your owners insurance coverage through your HOA. Be sure to become familiar with the CC&R's and ask many questions regarding which coverages (like fire insurance) might be included, and--in the event of a fire--how much coverage the HOA policy will provide versus what you may need to supplement from your own insurance company. |

Flood or Quake Insurance Additional hazard insurance coverage that is required for homes located in a designated hazard zone as established by the Federal Emergency Management Agency (FEMA). As we tour houses, I will let you know if the property resides in a hazard zone. |

Private Mortgage Insurance (PMI) Insurance required for conventional mortgage loans when the borrower's down payment on the house is less than 20 percent of the loan value. |

Title Insurance This policy protects both the buyer and lender by insuring a clear chain of title. (In other words, it insures that that the person who sells the house has the legal right to do so.) |
| Home Warranty Insurance: No...this isn't the same coverage your Homeowners Insurance Policy provides. Home Warranty is a valuable asset-especially if you're purchasing a home that might experience "technicall issues." Home Warranty Policies cover systems, (A/C, water heaters, etc.) some elements of your plumbing and electrical systems, roofing and many other components of your home. In fact, in the case of a loss, you may find that both your Homeowners Insurance and your Home Warranty plan come in to assist you! |
